PROPERTY DEVELOPMENT

There will be three independent phases of development for our project/venture for the business of Drive Thru Car Wash and they are as follows;

Phase One will be the raising of capital resulting in Konist, LLC’s ability to acquire the property and begin facilitation of the preliminary tasks necessary to move into phase two. This process will have a window of between 60-120 days.

Phase Two will be the implementation of our contract with a Licensed General Contractor to begin making improvements to the property, to include utility installation, grading, foundation for building, building construction, pavement application and equipment installation. This process will have a window of between 6-8 months with a variation of 1-3 months (+/-).

Phase Three will initially include 1 week of testing of the equipment, providing free concessions to associate businesses and groups, and training of the employee’s and staff. Upon completion of the testing of our equipment, employee/staff training and providing concessions, DTCW will implement an awareness campaign to draw traffic to us. We will need a window of at least 6 months to stabilize revenues, evaluate the methods used to operate and to make the necessary changes to operational policy and protocols as deemed appropriate.

During the initial operation of Drive Thru Car Wash, we expect our income to be at the lowest tier of 60% and our debt and loan obligations to be at the highest tier as reflected upon in section five of this business plan.
